A few cautionary words of advice to help you get the best results from the Utah Multiple Listing Service (WFRMLS) search.
To protect yourself, you need to understand the vital differences between "Listing Agents", "Buyer's Agents", and "Limited or Dual Agents". The laws of agency are quite complex, and if you are uncertain about the subtle differences and obligations between "Limited (Dual) Agents", "Listing Agents", and "Buyer's Agents", we strongly encourage you to consult with your lawyer - preferably a lawyer who specializes in real estate matters.
That said, we are anxious to help you find that "ideal" deal on your new investment! We pride ourselves on our decades of experience through the BEST and WORST of markets - and continuous training to help smooth out as many of the "rough spots" in negotiating the best possible deal on your new real estate investment.
FIRST: All properties on any MLS listing give you only the name and contact information for the "Listing Agent". You must remember that this agent works for, and is paid by, the SELLER! This agent's primary responsibility is to get the best possible deal for the SELLER! They will usually offer to work for you, the potential Buyer too. In order to do this legally, the listing agent must get the informed written consent of both the Buyer AND the Seller. Even with the best of intentions, it is difficult for a Seller's Agent to avoid conflicts of interest in this situation. We feel it is almost ALWAYS in the Buyer's best interest to get their own agent, one dedicated just to the Buyer's interests! We hope you will choose us for this service!
SECOND: It costs a Buyer NOTHING to get their own agent, a Buyer's Agent. A Buyer's Agent will work entirely in the Buyer's interest; structuring the purchase offer; also during price negotiations; due diligence inspections; financing; closing; settlement; and possession. The Buyer's Agent gets their compensation by splitting the Listing Agent's commission, paid by the Seller. Both the Seller and Buyer pay nothing extra; the Buyer pays no Agent commission at all!
Many Listing Agents want to avoid any "Commission split" and desire to work for both parties exclusively, but it is usually in the Buyer's best interest to avoid this arrangement whenever possible.
THIRD: We are offering this

leisure, make a note of the unique MLS Listing Number for each
property that interests you, and
